What is a Land Registry Plan?
In simple terms, a Land Registry Plan is any plan drawn to the specification by the Land Registry. This can include deed plans to accompany any kind of deed. In the sphere of conveyancing, land transfers and variations, it is often necessary to describe a piece of land and its boundaries. Whilst it is possible to do this with words, the most accurate and clear way to do this is with a visual plan. Generally a 1:1250 plan is sufficient for this purpose, however in some cases it may be beneficial to have a larger plan to show intricate details (1:200 for example).
Most deed plans will use Ordnance Survey information as a starting point, then use accurate measurements taken at the site to ensure the boundaries which need showing, are in the correct place.
